PLANS for dozens of homes in a south Cumbrian village could take a step forward next week.
Members of South Lakeland local area planning committee are recommended to approve a reserved matters application from L&W Wilson (Higham) Ltd to build 35 homes on Barn Hey off Flookburgh Road in Allithwaite.
The proposed development consists of a range of two-, three- and four-bedroom properties with 12 of the planned homes classed as ‘affordable housing’.
Previously the council granted outline planning permission to applicant to build up to 40 homes on the site but this reserved matters application is for the appearance, landscaping, layout and scale of the proposed development.
A report by planning officers says: “In summary, the outline permission establishes the principle of the planning permission and the reserved matters for the appearance, landscaping, layout and scale for 35 dwellings are acceptable and in accordance with the development plan.”
The reserved matters application has received 12 objections from residents as well as from Allithwaite and Cartmel Parish Council.
One objector said: “Allithwaite is a small village with minimal public transport, shops or even footpaths. 35 houses on inadequate roads will increase accidents, noise and maintenance of the overburdened roads.”
However, according to the report prepared for the committee, highways officers at the council has no objections to the proposed development.
Members of the planning committee for the former South Lakeland District Council (SLDC) approved the outline planning application in March 2023 and delegated authority to the development management team leader to draft additional conditions,
The additional conditions related to carrying out a archaeological survey on the site and removing permitted development to the plots on the northern boundary of the site.
A legal agreement between the council, the developer and owners of the land was then struck in January 2024.
The 1.65-hectare site lies to the west of Allithwaite, bounded by the B5277 to the south, and Locker Lane to the west, which would be widened, and from which a new access road to the site would be built.
Two similar schemes to build 37 houses had previously been refused by planners in 2021 and 2022.
Members of South Lakeland local area planning committee will discuss the plans on December 3 at Kendal Town Hall.
