A ‘lovely’ country guest house with a ‘superb’, elevated position in the Lake District is looking for new owners.
Scales Farm Country Guest House in Keswick has been advertised for sale as the current owner’s plan to retire.
Boasting around 1.5 acres of gardens and grounds, the hotel is marketed by Colliers and listed for sale with an asking price of £850,000.
Nestled in a small hamlet mid-way between Ullswater and Derwentwater, Scales Farm enjoys stunning views of the Helvellyn Range and provides an ‘ideal’ base to explore the surrounding lakes.
The property was acquired by the present owners in 2012 and has been ‘carefully and painstakingly improved’ over the past decade.
Colliers said: “Stand out changes are the complete replacement of the kitchen with a superb range of modern fitted units to the highest of standards.
“The whole refurbishment has been completed with tasteful décor and soft furnishings.
“Having enjoyed their many years at Scales Farm, the owners are now looking to retire.”
This detached former farmhouse was ‘traditionally’ constructed in the 1650s and later converted into a guest house in the 1980s.
Upon entering, guests are led into a ‘charming and characterful’ residents lounge complete with a beamed ceiling, central feature fireplace and log burner.
There is also a ‘delightful’ breakfast room which is arranged to seat up to 12 people.
Scales Farm offers six ‘comfortably appointed’ letting bedrooms, including three double rooms and three larger rooms, each with an ensuite bathroom. Half of the rooms also offer independent ground floor access.
Outside the front of the guest house is a patio offering fell views, to the side, a driveway leads to a ‘good’ size car park.
The 1.5 acres of ground include sloping lawned gardens, a summer house, a paddock complete with stables and a Beech hedge boundary.
There is also an external WC and secure cycle storage.
The separate owners’ house is described as a ‘particularly important and attractive feature’.
Accommodation includes a central hallway leading to a ‘lovely’ lounge with a feature fireplace, plus a ‘spacious’, fitted kitchen and dining room.
There is a secondary kitchen and utility room as well as a ground floor plant room which acts as a drying room.
On the first floor, there are three spacious bedrooms all of which have ensuite facilities.
The estate agent said this ‘wonderfully’ located property on the lower slopes of Blencathra is currently operated along ‘simple B&B lines’.
“Scales Farm sums up the ideal guest house. Its easily managed, has superb owners’ accommodation and is in a wonderful location,” they said.
