THE search is on to find a new owner for a south Cumbrian pub
The Old Farmhouse in Ulverston, known for offering a range of freshly prepared, traditional pub food, is looking for a new owner.
The pub and restaurant business, on Priory Road, is for sale with an asking price of £149,950.
Established over forty years ago, the current landlord took ownership in 2017 and has decided to offer it for sale due to other business commitments.
Blacks Business Brokers said it was pleased to bring to the market this leasehold pub and restaurant with accommodation.
Operating from the ground floor of an ‘impressive’ property, the business benefits from a large front car park.
The main bar area is an open plan space, which leads to the family dining room and private function suite.
The Old Farmhouse is set up to serve 155 dining guests with a large outdoor dining area that offers seating for a further 60 customers.
A fully equipped catering kitchen is positioned to the rear of the property with a dedicated pot wash and preparation area.
The first floor of the premises provides owners' living accommodation. This has two bedrooms, a fitted kitchen, bathroom and living room.
The Old Farmhouse enjoys an ‘excellent’ trading position, in an ‘affluent’ residential area, located close to the town centre and other local businesses.
The brokers said: “Our client has ensured the business has an excellent reputation and superb reviews are noted on Google, Trip Advisor and Facebook. The Old Farmhouse has a comprehensive website in place.
“This presents an excellent opportunity for a new owner-operator or team to take the business to the next level.”
The latest accounts, from March 2023, reveal an annual turnover in the region of £653,857.
Blacks Business Brokers said The Old Farmhouse has become ‘very well known’ in the area and has a ‘strong base’ of regular customers while also benefitting from a ‘huge’ amount of passing trade.
They said: “This long-established business occupies an enviable trading position in a sought after and affluent area of Ulverston.
“Our client has secured a strong customer base and exceptional reputation.
“There is plenty of scope to develop the business further with the introduction of seven day opening and a strong marketing drive in the local area.
“This proposition would ideally suit an owner operating team who could push the business forward and build upon the solid and impressive trading foundations. Early viewings are strongly advised.”
The business has a five-star Hygiene Rating and a lease agreement for ten years from 2022.
