The owner of a hotel in the heart of the Lake District is looking for someone new to take over the business.
The Latimer House Hotel has grown into a successful guest house thanks to its spot in Bowness, just a five minute walk from the shores of Windermere.
It has been managed by Christine Kirch for over a decade but she has now made the decision it is time to move on.
She said: "For the last twelve years we have enjoyed developing Latimer House into a successful business.
"All the positive feedback we received from our guests over the years has been very rewarding but I am now looking to pass the business on so I can retire.”
Latimer House is available for a price in the region of £925,000.
The hotel is said to be an easily-managed lifestyle business thanks to its year-round trade.
It comes with seven en-suite bedrooms and has undergone significant upgrades and refurbishments to set it up for further success.
The business also benefits from four private parking bays and a double garage.
There is additional potential to develop the large cellar area to create manager or housekeepers accommodation.
Graham Wilkinson, who is managing the sales process, said: “The current owners have invested significantly to create a very successful, easily managed boutique guest house that offers quality accommodation for today’s discerning visitor.
"Latimer House has a tried and tested hands-off operation, utilizing electronic entry and payment systems, making it a great lifestyle business or one suitable for an experienced owner wanting to extend their existing portfolio.”
Under the current climate, it has made an annual turnover of roughly £196,000 with an estimated £120,000 in profits.
