A ‘glorious’ Victorian guest house with ‘wonderful’ views of Windermere and the ‘majestic’ fells behind is for sale.

Blenheim Lodge in Bowness-on-Windermere is ‘spaciously’ laid out over three floors and occupies a ‘lovely quiet’ position on the edge of the village. It is for sale with an asking price of £925,000.

The ‘lovely’ guest house on Brantfell Road boasts many original character features typical of its period of construction.

The property is marketed by Colliers, who said: “Bowness is one of the best-known villages in the Lake District National Park, attracting hundreds and thousands of visitors to this beautiful corner of England.”

Built by a wealthy merchant in 1868, the lodge was originally part of a gentleman’s residence.

It is believed to have been separated from the property in 1912 and has operated as a guest house since the early 1950s.

A former owner of the guest house, Frank Sanderson, was a co-founder of The Dales Way Association, and the long-distance footpath runs close by, making it an ideal place to stay for Dales Way walkers.

It was acquired by the present owners in 2002 and methodically upgraded to a ‘high standard’ throughout.

After enjoying 22 years of trade whilst raising a family at Blenheim Lodge, they are now looking to retire.

A ‘substantial’ front door opens to a reception hall, with a glazed Victorian partition separating it from a ‘very spacious’ lounge.

Triple bay windows along the length of the lounge offer ‘glorious’ views, while a marble fireplace offers a focal point.

With a range of fitted cupboards and a recessed fireplace, the breakfast room is large enough to seat 20. There is also a commercial kitchen and WC.

There are 11 ‘characterful and individually styled’ guest rooms, including seven double bedrooms, one family room and three singles.

Ten of these letting rooms enjoy an ensuite, while the remaining bedroom benefits from a private bathroom with a clawfoot slipper bath.

Colliers said there is the possibility of adding an additional bedroom if desired.

A separate and self-contained owner’s accommodation takes the shape of a lower ground floor apartment.

The ‘generous’ apartment comprises a hallway with understairs storage, lounge, master bedroom with en-suite bathroom, plus a second and third bedroom.

Outside, there is an ‘excellent’ parking area to the front as well as private rear parking.

The estate agents listed a turnover of £100,828 for the year ended 31 May 2023.
